Who is my property manager?
At Thomas Annual Rentals, a professional management team is key to nurturing long-lasting owner relationships. We provide you with licensed professionals. From our property managers to our maintenance technicians, you can be confident that every aspect of your portfolio is in qualified, capable hands.
How do you check tenants?
Our property managers go through a rigorous screening process in order to help you find the right tenant. This includes everything from credit and background checks to public record searches, employment and income verification, as well as an evaluation of previous rental history. Our goal is to find the right tenant the first time; and our low eviction rate proves we do just that.
What marketing do you do?
Our in-house marketing team prepares strategic marketing and advertising campaigns to increase exposure and brand awareness. Our diversified plan includes pay-per-click advertising and search engine optimization. You will also benefit from publication on many rental sites including Realtor.com, Zillow, Trulia, MLS, and targeted email campaigns, social media and print advertising.
What is your inspection process?
Our managers work with you and your tenants to regularly inspect your property. This inspection includes: photos, summary of current conditions, and any future areas of concern. This proactive approach allows us to address minor repairs immediately so that your property remains in the best possible condition.
What maintenance services do you offer?
Whether something requires routine maintenance or a complete overhaul, our maintenance techs can handle the situation. Our techs work with you, your designated portfolio manager, and our expert vendors, to protect, maintain and improve the condition of your property 24 hours a day, seven days week.
What is included in “full” financial services?
Your monthly rent collections/deposits and expenses are handled through our accounting department. Your online “Owner Statement” is an easy way to monitor payments and expenses. Also, for quick payments, we offer ACH transactions.
